Park Ridge is a suburb of Logan that has recently become hugely popular and is undergoing significant expansion. With the Mount Lindesay Highway marking the suburb’s western boundary, Park Ridge is approximately 30 minutes from Brisbane CBD, 35 Minutes to the Ipswich CBD, 35 Minutes to Redland Bay, and 50 minutes to Surfers Paradise.
The Park Ridge area has seen considerable demand in recent years, with numerous new developments coming to market and selling to both owner-occupiers and investors. The suburb has significantly benefited from major infrastructure and spending and the development of a Masterplan.
Park Ridge Suburb Profile – Master Plan
The Park Ridge Master Plan Area, adopted by Logan City Council in 2011, sets out a clear plan for an integrated and well planned urban community, with employment areas and vast environment, parks and waterway networks. The plan structure will form new communities that bring quality dwellings and new infrastructure and amenities.
The government has implemented many infrastructure plans for the Logan LGA, which will support the forecast population growth. The Park Ridge Catchment is forecast to grow by around 25,000 residents over the next 20 years and see jobs growth of approximately 8,000 – 13,000. As part of this Masterplan, up to 12,000 new homes will be constructed in the Park Ridge catchment over the next 20 years.
Park Ridge will benefit from vital infrastructure investment under a Logan City Council strategy to fast-track commercial and industrial land development. The Logan City Council’s Next Generation Lands Strategy has been designed to promote mixed-use, low and medium impact industry zoned land to provide certainty for local businesses.
Under the strategy, there will be a Park Ridge economic corridor study to design and deliver the area’s infrastructure efficiently. Park Ridge and the Priority Development Areas of Yarrabilba and Greater Flagstone make up 45 per cent of Logan’s economic growth.
They account for almost 30,000 jobs, projected to increase to 66,000 jobs by 2041. In addition, the industry zoned area in Park Ridge forms an integral part of the significant enterprise and industrial area defined in the Queensland government’s Shaping SEQ Regional Plan.
Logan City Council aims to develop a market-ready industrial land bank with Park Ridge forming a vital strategy component.
Crestmead Logistics Estate
Crestmead Logistics Estate is a new 1.5 billion dollar industrial estate to be developed over the next five years over 157 hectares at Crestmead. The estate will include 650,000 square metres of warehousing, business, logistics, and manufacturing space on the corner of Green and Clarke Roads.
The project’s first stage is set to be finished in December and will be on a 36-hectare parcel of land, and will develop a $440 million logistics park spanning 200,000 square metres.
The project will see the creation of Up to 6000 jobs in one of Queensland’s biggest industrial projects.
The New project will be near the established Crestmead industrial estate at Magnesium Drive, already home to many large national and international businesses.
Some Key pieces of new infrastructure which will significantly benefit the area include:
Park Ridge Connector – Park Ridge Suburb Profile
The Park Ridge Connector. Queensland Transport and Main Roads preserve the Park Ridge Connector as a future corridor to connect communities planned at Park Ridge, Flagstone and Yarrabiliba to services and employment.
The Connector will provide connectivity for residential and industrial development in the Southern Logan and Park Ridge and the southern areas, linking to nearby centres such as Browns Plains and Logan Central as well as the Logan and Gateway Motorways and help relieve future congestion on local roads and state-controlled Mount Lindesay Highway and Wembley Road. Council aim to provide a safer, more efficient route for heavy vehicles travelling into and out of the Crestmead Industrial Estate and
provide connectivity from the Park Ridge to the Port of Brisbane to allow the future expansion of industrial traffic from Crestmead Industrial Estate.
The massive growth, large new urban communities and enterprise precincts happening in the Park Ridge, Yarrabiliba, Flagstone and Bromelton areas will stress the transport network. The Park Ridge Connector aims to alleviate some of this.
The Chambers Flat Road Upgrade
The Chambers Flat Road Upgrade, scheduled to begin construction in mid-2021, upgrades 3.8 kilometres of Chambers Flat Road between the Mount Lindesay Highway to just north of Kings Way. The upgrade aims to provide a more reliable transport link through improved flood protection along the road corridor during wet weather events. In addition, the upgrade aims to improve safety for motorists and pedestrians and improve connectivity to Brisbane.
The Mt Lindsay Highway Upgrade
Mt Lindsay Highway, which borders Park Ridge, is undergoing an upgrade program with a total cost of 180 million. Of particular benefit to Park Ridge is the section of the highway between Stoney Camp Road and Chambers Flat Road, which is undergoing significant improvements, with construction starting in March 2021. The program involves widening the highway from 2 to 4 lanes in this section, aiming to reduce congestion and improve on and off-ramps.
