Two-Storey Dual Occupancy Home Designs

I’m asked often about whether we have two-storey dual occupancy home designs. We have over the past few years built and designed a number of two-storey dual occupancy home designs for investors and owner-occupiers.

Two-storey dual occupancy home designs can be a little more difficult and we have spent a lot of time refining and re-drafting different designs to make them work best. We have recently refined a two storey dual occupancy home design in Logan to allow for a 4 bedroom/2 bathroom/single garage on one side, and a 2 bedroom/one bathroom/single garage on the other.

Two-Storey Dual Occupancy Home Designs Key Advantage

The advantage of two storey dual occupancy home designs is that they can fit on smaller blocks. This enables an investor to save money on the land by purchasing a smaller, cheaper block. However, it is more expensive to build a two-storey dual occupancy home design than it is to build a low set one. But with the saving on the land cost, it generally does work out in the end.

I’ve had some investors in the past that weren’t keen to build two storeys as they were of the belief that older people would not want to rent them out due to the stairs. Whilst this may be true, we have found that there have been more than enough tenants wanting to rent them to make this objection irrelevant.

The two storey options do look really attractive and have a great street presence due to the size of them. It is important to remember that they are more expensive to build, and in many instances this will be in the region of an additional $30k or more.

  • Dual occupancy home designs look great and take advantage of smaller blocks, but it is important to remember that they are more expensive to build.

I’ll discuss some of the important design fundamentals for two storey dual occupancy home designs in-depth in a future blog.
