Is Loganlea a Good Suburb to Invest?

This is a question that we get asked a lot. We believe that the answer lies in substantial new infrastructure and investment that is happening across the suburb. 

Is Loganlea a Good Suburb to Live – Real Estate Suburb Profile Loganlea?

Loganlea has been a much sought-after suburb for both Investors and Owner-occupiers alike. Our Real Estate Suburb Profile Loganlea will explain some of these important factors.

The demand for the area has been driven by its strategic location, infrastructure, transport, and amenities.

Loganlea borders the Meadowbrook precinct, which has some key offerings such as The TAFE Loganlea Campus, Griffith University Logan Campus, and The Logan Hospital. There are also other medical centres for health and wellbeing, the Express Train line from the Loganlea Train station, buses, Shopping Centres, The Meadowbrook Hotel, restaurants, Loganlea Golf Club, Parks, Child Care Centres, Aged Care facilities, and so on.

Recreation, Location and Facilities

Loganlea also offers significant parks and recreational facilities. Evergreen Park is the suburb’s central recreational area. It has barbeques, a basketball court, cricket nets, a children’s playground, a dog off-leash area, and a picnic area.

Logan City Council has a key focus on developing the Meadowbrook area into a World-Class Health and Education precinct, which has resulted in numerous upgrades and projects earmarked across the suburb.

Strategically located south of Brisbane, Loganlea is approximately 28km from Brisbane CBD, 40km from Ipswich and 55km from Surfers Paradise. 

With the Loganlea Train station offering services North into Brisbane CBD and South to the Gold Coast, it is ideal for commuters. Bus Services are also available, with easy access to the M1 and Logan Motorway.

Griffith University Logan Campus:

It is home to roughly 2,000 students and is an active and respected incubator for innovative partnerships and industry engagement. The Griffith campus has strong connections with the local community and hosts numerous sporting and cultural events throughout the year. It remains a crucial piece of infrastructure, attracting many people to the area.

TAFE Loganlea

Offers a vast range of study options for students in Brisbane’s Southern suburbs. Set amidst lush, green surrounds and featuring a scenic pond and garden area, the campus is a perfect place to study without the need to travel to the city. The campus is an integral part of the Loganlea precinct and attracts numerous students to the area.

Loganlea Higher Density Areas

A factor that makes Loganlea an excellent investment prospect is the new infrastructure and higher density areas that are being developed. Looking at the planning maps, you will notice several sections in and around Station Road that are Zoned as Low Medium Rise, Mixed-Use and Residential Core. Many of these are zoned for apartments and townhouses under the Loganlea Masterplan, with some having building heights up to 20m and above.

This will see new higher density residential projects and apartments come to market over time.

Due to the larger blocks that are located in other parts of Loganlea, there have been several small in-fill developments that have proven very popular with investors and first home buyers.

There is major existing infrastructure and new projects and upgrades planned or under-way across Loganlea, which make it very attractive.

M1 Upgrade

Works are being undertaken on the Pacific Motorway (M1), Eight Mile Plains to Daisy Hill, which will widen and extend the busway to improve 8kms of the Pacific Motorway (M1) between the Gateway Motorway and Watland Street. This project includes:

  • The widening up to 5 M1 northbound lanes from the Gateway Motorway to Watland Street.
  • The widening up to 4 M1 southbound lanes between Rochedale Road and Logan Road.
  • The extension of the South East Busway between Eight Mile Plains and Springwood.

When finished, these projects will make commuting by road from Loganlea into Brisbane easier.

Logan Hospital Expansion:

The Logan Hospital is currently undergoing a significant Upgrade to ensure that high-quality healthcare services are provided to the community.

The Logan Hospital Expansion is one of QLD’s largest-ever hospital expansions. It will deliver a 48 per cent increase on the current bed capacity to significantly increase the size of the hospital to meet the needs of the Logan community.

The expansion will be an essential transformation for Logan Hospital. In addition to a vertical expansion of new floors, the work program includes refurbishing parts of the original hospital buildings. The development will allow the hospital to provide a range of new and expanded medical services for the Logan community.

The new upgrades will deliver 206 additional beds and treatment spaces, upgraded maternity and birthing services, four new floors and the refurbishment of existing buildings.

The $460 million project is projected to support more than 1000 jobs during construction.

Loganlea Train station Relocation:

The Loganea Train Station will be relocated slightly closer to the Logan Hospital due to a joint infrastructure deal between the State and Federal Governments.

The $95 million projects will see the station shifted east of Loganlea Road next to the hospital and TAFE Campuses.

The project is seen as a critical part of the growth of the precinct and the liveability of the community.

An integrated transport hub will provide increased connectivity to an upgraded Logan Hospital and improved connections to the TAFE campus and The Loganlea State High School.

When complete, the new station will offer a range of benefits, including:

  • The improved connections to crucial services such as Logan Hospital and Loganlea TAFE
  • The enhanced pedestrian and cycling access
  • The enhanced accessibility for persons with a disability
  • Enhancing of station amenity
  • Improving bus connectivity
  • Improved active transport connections
  • New cycling facilities
  • An improved park ‘n’ ride facility
  • and a new contemporary station design.

The Loganlea Road, Healthy Street Projects,

is part of the Logan City Council’s commitment to Meadowbrook being a health, wellbeing and education precinct within Logan. We think this project is a very important aspect of improving Loganlea and is vital to this Real Estate Suburb Profile Loganlea.

The Transforming of Loganlea Road into a Healthy Street was a priority project identified as part of the Meadowbrook Summit held in 2018 and included in the Meadowbrook Implementation Plan.

As part of the project, the works include:

  • Streetscape enhancements inclusive of a new pedestrian crossing of Loganlea Road between the Logan Hospital and the Meadowbrook Shopping Centre
  • 2.5 to 3-metre and cycle and pedestrian shared paths to create better and safer pedestrian connectivity
  • The planting of street and shade structures
  • The upgrading of lighting
  • The changing of Loganlea Road from 4 lanes to 6 lanes in specific sections
  • The installation of Street Furniture.
  • The project aims to also increase safety, enhance amenity, and provide a new space for the public to use for active transport.

The Meadowbrook Masterplan

The Meadowbrook Masterplan outlines numerous projects to improve the Meadowbrook precinct with timeframes and programs for its implementation.

These new infrastructure projects, combined with existing amenities and population growth, will see Loganlea continue to be a popular suburb for those seeking an affordable alternative to Brisbane suburbs over the years to come.

New Property Investments in Loganlea?
