Background

This client was seeking his first investment property and was looking to invest using his Self-Managed Superannuation Fund.

This meant that we would be required to look for a single contract property, and were limited to his available borrowing capacity.

The overall strategy the client identified was to find a property that yielded at approximately five percent but that had a very good opportunity for Capital Growth over the short term.

Through our network we identified a small townhouse development that was starting construction. We had intimate knowledge of the builder and were confident of the quality the final finished product would provide.

The pricing of the townhouses was lower than comparable product that had settled recently in the area, which gave us confidence of Capital Growth, combined with infrastructure and population growth.

We provided rental appraisals through a number of local agents giving a rental yield of above 5%. We were also able to identify a strong demand for this type of product from owner-occupiers wanting to move into this area.

Outcomes

The property was tenanted prior to handover and provided instant uplift in value for the client’s Superannuation Fund.
