Loganholme, Block Split Sub-division, Richard and Jayne

Background

Our client was seeking a small land sub-division project that would allow him to sell off the blocks of land for profit.

We used our extensive network to source a suitable property whereby we could get two blocks at the rear of an existing dwelling.

We negotiated with the vendor to allow the buyer to buy the rear parcel of land and settle after the development approval was issued.

By cleverly showing that we could get a single dwelling block and a Duplex block out of the project we were able to increase the end profit for the purchaser. We took our client through the full development process including approvals, civil construction and registration.

Outcomes

Prior to a town-planning rule change, to save on Council infrastructure charges, we assisted the purchaser to apply for an Material Change of Use to the original approval to allow a dual occupancy / auxiliary dwelling to be constructed on one of the blocks which we packaged and assisted with selling for him. On the other lot we designed a Duplex pair for the client.
