Dual Occupancy House Plans Across Different Council Areas

Dual Occupancy house plans vary across different Council areas due to the differences in Council regulations. Thus we have to have a number of different designs available for each different area. For example, in the Ipswich City Council Area a dual occupancy property has a maximum of one bedroom in the auxiliary dwelling and no more than 50m2 of living space. In the Logan City Council Area, the auxiliary dwelling can be two bedrooms and a maximum of 70m2 of living space for lots that are less than 1000m2.

Thus we have to have quite different dual occupancy house plans for both Logan and Ipswich. When we draft our dual occupancy house plans there are a number of key considerations that we take into account. Due to the restrictions that we have on size in most Council areas, a key consideration is to make the best use of the limited space that we have. We always try to limit the amount of wasted space, by reducing void areas and hallways where possible, and tend to look towards open plan designs.   • Dividing the backyards appropriately with fencing and ensuring that windows face into each dwellings own yard.

  • Meeting the block specific Council rules such as site coverage, setbacks, etc.
  • Meeting individual estate covenants.
  • Ensuring that the design makes the best use of the block of land.
